Al Arabiya Resort
Al Arabiya Resort is the first phase of a larger development project northwest of Riyadh, Saudi Arabiya. The project is sited on 30 acres of land and is designed to activate a larger, 800-acre real estate development initiative.
The project is funded through a consortium of private equity sources interested in developing an iconic landmark for the KSA, as the nation positions to rebrand itself as a destination, financial, and information hub for the region.
Al Arabiya is a top-tier resort consisting of 1,200-key high-rise hotel along with underground shopping and luxury amenities and retail. The resort boasts numerous parks and a golf course, as well as a red carpet equestrian facility and falconries. The project enjoys a custom feature astrolabe Arabian tea garden.
While Al Arabiya is budgeted currently at $500M, the investment opportunity, including the surrounding mixed-use and luxury residential estates, exceeds $1.5BN at current estimates.

WORLD CONGRESS CENTER
World Congress Center project consisted of development and repositioning of a landmark property in Bonn Germany to become an iconic civic symbol and a hub of economic development. The project scope comprised of master planning and repositioning the under-utilized asset, as well as developing financial and investment strategies as part of a P3 initiative. alfa8 acted on a leadership capacity as the program manager from project inception to final delivery.
The final output consisted of a conference space with capacity for 5,000 participants, as well as office and support facilities and a top-tier onsite 350-key hotel.
Located along the northern suburbs of Washington, D.C., the Milestone project is an exciting conversion development that is repositioning an existing office campus into a thriving and amenity-rich mixed-use destination and hub. Our Architecture and planning team delivered a state of the art design utilizing advanced Revit BIM modeling and integration processes.
As part of Matan group of companies’ portfolio, the asset is well positioned to capture the growth corridor along the I-270 leading north of Washington Beltway toward Frederick, Maryland. As a 1,220,000 GSF development, with an $84M development budget, the project is certain to make a significant economic development impact for MoCo. Recognizing this opportunity, Montgomery County regulators approved the plan for development at a record-breaking turnaround and invited the team to consider additional developments throughout the County.
Armada Towers as a signature project for the Armada Group portfolio of assets. Located along the Jumeirah Lakes enclave of Dubai, this development was ground-breaking at the time it was completed. The development consists of 2,400 square meters of mixed-use residential space located on 39 floors reaching a height of 167 meters.
alfa8 acted as an investment resource and program management for the project, ensuring quality and safeguarding our investors’ interest throughout project execution.

LITTLE PATUXENT SQUARE
Little Patuxent Square (LPS) project exemplifies one of alfa8’s core commitments: to strive for excellence. Under the leadership of Richard Donnally, alfa8’s strategic team member and advisor, DVA Architects produced an exemplary set of construction documents that resulted in a project that was ultimately delivered on time and on budget.
LPS is a Costello & Gould development project as part of larger imitative to revive Columbia Lake, Maryland. The LEED Gold project consists of 664,000 Square Feet of Mixed-Use space along two towers, one office and one residential, joined with common amenity spaces. Completed in 2017, the project overall budget was $57M.
